Terms & Conditions
Bookings
- Bookings are confirmed once we receive your deposit or payment.
- Minimum stay: 5 nights.
- Maximum occupancy: 4 guests per villa
Payments & Bond
- A refundable bond of NZ$1000 is required on arrival, paid in cash. This will be returned in full at check-out, provided there is no damage or loss.
- Full payment of your stay is required when confirming booking.
Cancellations
- Cancellations made more than 30 days before arrival will receive a full refund.
- Cancellations made within 30 days of arrival are non-refundable.
- No-shows or early departures are non-refundable.
Check-in / Check-out
- Check-in: 3:00 PM
- Check-out: 10:00 AM
- Early check-in or late check-out may be available by prior arrangement.
Guest Responsibilities
- Please respect the property and neighbours.
- No parties or events.
- Smoking is not permitted inside the villas.
- You are responsible for any damage or loss during your stay.
Liability
- We are not responsible for accidents, injuries, or loss of personal belongings during your stay.
- We recommend arranging travel insurance to cover unexpected changes or issues.
Privacy
- Any personal information you provide is used only for your booking and communication with us.
- We do not share your details with third parties.
