Terms & Conditions

Bookings

  1. Bookings are confirmed once we receive your deposit or payment.
  2. Minimum stay: 5 nights.
  3. Maximum occupancy: 4 guests per villa

Payments & Bond

  1. A refundable bond of NZ$1000 is required on arrival, paid in cash. This will be returned in full at check-out, provided there is no damage or loss.
  2. Full payment of your stay is required when confirming booking.

Cancellations

  1. Cancellations made more than 30 days before arrival will receive a full refund.
  2. Cancellations made within 30 days of arrival are non-refundable.
  3. No-shows or early departures are non-refundable.

Check-in / Check-out

  1. Check-in: 3:00 PM
  2. Check-out: 10:00 AM
  3. Early check-in or late check-out may be available by prior arrangement.

Guest Responsibilities

  1. Please respect the property and neighbours.
  2. No parties or events.
  3. Smoking is not permitted inside the villas.
  4. You are responsible for any damage or loss during your stay.

Liability

  1. We are not responsible for accidents, injuries, or loss of personal belongings during your stay.
  2. We recommend arranging travel insurance to cover unexpected changes or issues.

Privacy

  1. Any personal information you provide is used only for your booking and communication with us.
  2. We do not share your details with third parties.
